Pre-approvals can typically take 24-48 hours depending on the strength and completeness of your application.
Full mortgage approvals (once you’ve found a property and submitted all documents) can be issued within 1 to 5 business days. -
Proof of Income - recent paystubs, job letter, T4s/T1s
Credit Report - requested with your consent
Identification - Driver’s Licence, Ontario Photo ID, or passport
Proof of down payment - bank statements or gift letter if applicable
Details of existing debts - car loans, credit cards, or lines of credit

A pre-approval gives you a conditional green light based on your financial profile; it helps you understand your price range and shows sellers you’re serious. However, it’s not a guarantee.
A full mortgage approval happens after you’ve made an offer on a home and submitted the property details and all required documents. At this stage, the lender reviews everything, including the home and gives final approval.
I help bridge the gap between the two, ensuring a smooth transition from pre-approval to closing. -
Initial Consultation - We chat about your goals, financial situation, and what you’re looking to accomplish whether you’re buying, refinancing, or consolidating debt.
Pre-Approval - I collect your documents, signed consent forms, pull your credit, and submit to lenders to secure a pre-approval so you know your budget.
Property Search & Offer - Once you find a home and make an offer, we update the application with the property details.
Full Approval - I work directly with the lender and underwriter to secure the final approval. I’ll keep you in the loop every step of the way and handle any conditions or requests they have.
Document Signing - After the approval, you sign the mortgage commitment letter and I coordinate with your lawyer to finalize the funding process.
Closing & Support - On closing day, funds are transferred and the keys are yours. I’ll still be here to answer questions even after move-in day.
